    The Sun Shines on Filmmaker Miguel Angel Ferrer

    MIGUEL ANGEL FERRER is a Venezuelan-Cuban-American filmmaker who immigrated to Miami as a teenager and graduated from UM.

    Ferrer’s latest film, “In the Shadow of the Sun” has received many film festival awards and was nominated for an Academy Award.  It is a terrific film about two struggling brothers with talent, Carlos Manuel Gonzalez and Anyelo Lopez, one of whom, Lopez, is deaf and signs throughout the film.  Lopez had never acted before and gives a magnificent performance.  The film was shot entirely in Venezuela.

    School Board Member Roberto J. Alonso Hosts a Back to School Pig Roast Honoring District 4 Principals and Staff

    Miami Dade County School Board Member Roberto J. Alonso, District 4, kicked off the new school year in true community spirit by hosting a vibrant and heartfelt Back to School Pig Roast on August 5 at the historic Hialeah Senior High School. The event brought together principals, administrators, staff, and Region personnel from District 4 for an afternoon dedicated to celebrating success, strengthening bonds, and reigniting the shared passion for educational excellence.

    The gathering was more than just a meal. It was a moment to reflect on the remarkable work being done across our schools and to rally together for the year ahead. In a powerful show of gratitude, Board Member Alonso recognized the incredible accomplishments of 22 District 4 schools that earned an “A” rating and 12 schools that earned a “B,” applauding the dedication, resilience, and leadership that made these achievements possible.

    “This event was about more than just food and fellowship.     Why Auto Insurance Rates Are Rising—Especially in South Florida

    If your auto insurance bill feels higher than ever, you’re not imagining things. Across the U.S., premiums have surged at a pace we haven’t seen in decades. Here in South Florida, the increases have hit even harder.

    According to federal data, auto insurance costs increased 13% in 2024, on top of a 19% jump in 2023, outpacing inflation both years and marking the most sustained rise in recent memory. While some states have seen modest relief in 2025, Florida still ranks among the most expensive, with average annual premiums north of $3,200, which is 40–50% higher than the national average.

    What’s Driving the Increases?

    Several factors are colliding to push premiums upward:

    • Rising Claim Costs: From labor shortages to pricey replacement parts, everything costs more. Total-loss payouts have climbed almost 30% in recent years.
    • Legal System Pressures: Larger lawsuits and jury verdicts have become more common, especially in injury claims. Insurers are pricing for that risk.
    • Severe Weather: We know the drill. Hurricanes, flooding, and hailstorms are a part of life here. But each event brings a spike in comprehensive claims.
    • Distracted Driving: Let’s be honest. People can’t stay off their phones, no matter how many times they’re told. Sound familiar, parents? In 2024, distracted driving contributed to over 3,000 deaths and an estimated 400,000 injuries nationwide.
    • Uninsured Drivers & Fraud: Florida has one of the highest rates of uninsured motorists in the country. Unfortunately, fraud and staged accidents remain an issue—especially in South Florida.

    Why It’s Worse Here

    Our area has its own brand of challenges.

    Traffic congestion, tourism, and long commutes make accidents more frequent and severe. Florida’s no-fault insurance system drives up medical costs, even in low-speed crashes. And the weather? Flooded streets and wind-damaged cars are costly.

    Just last month, a client in Coral Gables, with no accidents and no tickets, saw her renewal jump 38%. No explanation from her carrier. Just sticker shock. It’s not uncommon.

    What You Can Do

    • Shop Around: Rates vary widely between insurers in Florida. Comparison shopping can pay off.
    • Use Discounts: Safe driving programs, bundling, and telematics-based policies may reduce costs.
    • Review Your Policy: Adjusting deductibles or removing non-essential coverages can help. Just be sure you understand the trade-offs.
    • Stay Vigilant: Driving safely remains the best long-term strategy for keeping premiums manageable. But it’s not just about the road—behind-the-scenes factors also play a role. For example, many carriers use your credit score as part of their rating process. A stronger score can lead to better premiums. Also, some insurers cross-reference the mileage you report at policy renewal with the odometer reading you submit when renewing your vehicle registration with the state. The more accurate and consistent your mileage reporting, the better chance you have of receiving favorable rating treatment.

    Final Word

    As someone who advises local families and business owners on risk and insurance, I know how frustrating these rate hikes can be. It’s tempting to assume insurers are just charging more. But in truth, these premiums reflect real economic and environmental pressures.

    By staying informed and proactive, you can soften the blow and ensure your coverage fits your needs in this ever-changing market.

    Miami Beach Mayor Misleads Public on Crime Statistics

     

    No one appreciates being hoodwinked—especially by the leaders elected to represent them. That’s why I’m writing to share the truth about the state of Miami Beach’s public safety.

    In complete contrast to the slanted narrative from the Miami Beach Mayor’s office, here is a factual picture of public safety on Miami Beach.]

    Let’s start with crime.

    While non-violent crimes such as theft, burglary, auto theft, and vehicle break-ins are down in Miami Beach, and I celebrate this, violent crime is up in Miami Beach 2025—at a time when it’s decreasing across Miami-Dade County and even nationally.

    According to the Major Cities Chiefs Association:

    • In the City of Miami, aggravated assaults are down by 16%.
    • In Miami Beach, aggravated assaults are up by 9.7% in 2025.
    • Sexual assault is down 50% in the City of Miami. But in Miami Beach, we’ve already hade 50 sexual assaults year-to-date, the same numer of sexual assaults in 2024 for the same time period

    This is not a failure of our police department. Over the last year and a half, however, our Mayor—who is not a policing expert—has micromanaged our department, lowered morale, and imposed politically driven policies that have made their jobs harder. He has also fought with the Miami Dade County Board of County Commissioners and the Homeless Trust, and these failures in political diplomacy have left Miami Beach adrift on its own, when the only solution to solving our problems is to work with our county elected officials and focus on the root of our public safety problem—Miami Beach’s homeless population.

    According to the Miami Beach Police Department, Miami Beach’s homeless population commits nearly 50% of all crimes.

    Miami Beach has a “camping ordinance” which allows the police, after offering a bus ticket to reunite with family, or a shelter bed, to arrest homeless on the street. But here is what happens.

    Miami Beach arrests the homeless without any remediation services, often with dozens of prior arrests for the same offenses, spends millions of taxpayer dollars on a Miami Beach municipal prosecution team that cuts a ”plea deal” with our judicial system for “time served”—and this deceivingly counts as a successful conviction, and after one day in jail, homeless individuals are released back onto Miami Beach streets.

    The result of this initiative is a revolving door: Miami Beach, jail, court, and back to Miami Beach. This is a waste of Miami Beach and Miami Dade county tax dollars, and worse, it does nothing to solve the problem. Anyone who successfully touts wasting money to brag about 95% percent conviction rate when it does not solve any problem is simply deceiving the public.

    What Miami Beach needs is a place to send the homeless that is not a jail! This is why I sponsored and passed a resolution to allocate our Miami Beach’s dollars for the Homeless Trust to the successful opening and operation of the “Leifman Center”, or the Miami Center for Mental Health and Recovery.

    The Miami Center for Mental Health and Recovery is a homeless facility across the bay in City of Miami, slated to open late 2025. The center will provide a comprehensive solution for the homeless, with services for mental health, doctors, dentists, tattoo removal, education, financial counseling, and eventually, successful reintegration into society. There is even a courthouse inside of the center, so doctors do not have to travel if they need to “Baker Act” a homeless individual to keep them on medications they need.

    The only real solution to make Miami Beach safer for both residents and tourists, is to:

    ·      Work effectively with experienced professionals in our police department

    ·      Repair our relationship with the Miami Dade County Commission and the Homeless Trust so we can actively participate in the success of the Miami Center for Mental Health and Recovery

    Let’s build a Miami Beach that focuses on honest and transparent solutions—safely, sustainably, and successfully.

    HERSH EQUITY GROUP ACQUIRES $16.85M SMALL-BAY, 118,500 SQUARE FOOT INDUSTRIAL PORTFOLIO IN MIAMI AND PORT ST. LUCIE

    Hersh Equity Group (HEG), a family-owned real estate investment firm and one of the most active small-bay industrial buyers in Florida, has acquired an eight-building, 118,500-square-foot portfolio spanning Miami and Port St. Lucie for $16.85 million ($142 per square foot). The deal comes just weeks after the $47.25 million purchase of a 230,000-square-foot small bay portfolio in the West Park/Hollywood submarket. The acquisitions, which together total more than $64 million, continue the firm’s statewide expansion strategy, boosting its industrial holdings to more than 900,000 square feet and more than $150 million in assets under management. 

    The portfolio includes approximately 70 units and 50 tenants across CBS-constructed buildings dating to the 1980s, with average bay sizes ranging from 750 to 3,000 square feet and clear heights between 12 and 18 feet. Two of the eight buildings are at 3904 and 3908 NW 32nd Ave. in Miami, with six of the buildings located along SE Huffman Road and SE Village Green Drive in Port St. Lucie. The properties sit on strategically positioned land near key transit corridors – near Miami International Airport in Miami and U.S. 1 in Port St. Lucie.

    “This acquisition reflects our disciplined approach to value-add industrial investing,” said Juda Hersh, President and Co-Managing Partner of Hersh Equity Group. “We acquired this portfolio well below replacement cost, and we see significant upside in leasing and operational improvements. Adding this portfolio increases HEG’s assets to more than 900,000 square feet valued at more than $150 million, further cementing the company’s standing as one of the most active owner/operators in the state.” 

    The portfolio was sourced directly from the owner, who asked not to be identified, in an off-market deal. Financing was provided by BEB Capital. “This marks the fourth time BEB Capital has provided financing to HEG to purchase a significant real estate portfolio,” said Sean Silverbrook, Principal at BEB Capital. “It has been a privilege to grow alongside them. BEB recently launched its latest credit fund, through which we are actively lending to value-add, growth-oriented sponsors like HEG.”

    “This deal is a perfect example of how our vertically integrated platform creates value,” said Corey Schwartz, Co-Managing Partner at HEG. “We’re implementing over $1 million in upgrades and launching online marketing for the first time in the properties’ history. We aim to bring the current tenancy and new leases to current market rates.” 

    Adam Weiss of Weiss Law served as HEG’s transactional attorney, ensuring a smooth process through closing. The properties are currently 90% occupied with short-term leases and rents that lag the market by 60%–80%. HEG acquired 20% of the portfolio in Miami at a 30%+ discount and secured 12,000 square feet of condo warehouse product at 30%–50% below comparable sellout pricing. 

    The acquisition reflects both the strength of Florida’s secondary industrial markets and HEG’s confidence in tenant demand driven by migration trends and small business growth. Port St. Lucie is one of the fastest-growing markets in the U.S., offering attractive fundamentals for service-based tenants priced out of South Florida’s core urban areas. 

    HEG has an additional 130,000 square feet under contract across Florida and Atlanta.
