Miami’s newest celebrity hotspot isn’t in South Beach or Brickell — it’s on the edge of the Miami River bank in Downtown Miami.

On the heels of a recent revival that has seen the Miami River emerge as a new dining and nightlife destination, one of the city’s most experienced developers is bringing high end apartments to the storied area. Flagler on the River, a luxury rental tower currently under development by the Melo Group, recently reached an important milestone when it topped-off construction at 32 stories.

Located just outside of Downtown Miami at the entrance to the Miami River district at 340 W. Flagler St., the 250-unit waterfront building will include residential, office, and two street-level floors of prime retail and restaurant space facing the river. With pre-leasing currently underway, Flagler on the River is on schedule to open in June.

In what will be the newest addition to the Miami River’s booming restaurant scene, the Melo’s are in talks with two popular Miami restaurants to open at Flagler on the River. Nearby, A-list celebrities and Miami’s in-crowd flock to trendy Miami River eateries like the new Mediterranean brasserie Seasalt and Pepper, and the world-famous Garcia’s Seafood Grille.

Rental rates at Flagler on the River start at $1,450 a month for a one-bedroom unit; $1,900 for a two-bedroom unit, and $2,400 for a three-bedroom unit. Spacious floor plans measure from 860 to 1,495 square feet in size.

“Thousands of professionals work in a five-mile radius of Flagler on the River,” said Carlos Melos, a principal with the Melo Group. “It makes total sense to build quality housing for them so they don’t have to drive an hour to their homes in the suburbs.

“We are doing a lot more than building luxury apartments; we are bringing them the opportunity to spend less time on traffic and more time doing things that will improve their quality of life,” he said.

Located just blocks away from Downtown Miami and the Brickell Financial District, Flagler on the River is within walking distance to many of Miami’s major employment centers, including Miami-Dade County’s Government Center, Main Public Library, Metrorail’s Government Center Station and a host of other city, county and federal government offices.

Also, a variety of efficient and costeffective transportation options are within close proximity to the building, including the Miami Trolley, Metromover and Metrorail, which provides access throughout Miami-Dade with frequent direct service to and from Miami International Airport.

Luxury finishes and amenities include granite countertops, laminated wood floors, porcelain tile, and full-size washers and dryers in all units. Large balconies open up to sweeping views of the Miami River, Downtown Miami skyline and Biscayne Bay in the distance.

Building features include covered an expansive pool deck overlooking the city, a fully equipped fitness center, ample covered garage parking, and a residents social room. Residents will have access to the Miami Riverwalk, which, once completed, will extend along the north side of the Miami River and Biscayne Bay through Bayfront Park.
